Commercial property through an SMSF

For eligible clients, commercial property may be acquired by an SMSF as part of a properly documented retirement investment strategy. It is not suitable for everyone: asset concentration, liquidity, vacancy, leverage and compliance obligations must be tested first.

  1. Advice first. Your licensed financial adviser assesses SMSF suitability, retirement objectives and investment strategy.
  2. Structure. Independent SMSF accounting and legal professionals advise on trustees, trust deed, tax and any related-party transactions.
  3. Finance where appropriate. An SMSF credit specialist reviews eligibility, lender criteria and any limited recourse borrowing arrangement (LRBA).
  4. Acquire. Futureland helps define the commercial brief, source eligible properties, analyse lease and asset fundamentals, negotiate and coordinate specialist due diligence.
  5. Operate. Trustees and independent advisers manage market-rent leases, reporting, insurance, audits and liquidity planning.

Qualifying business real property may in some cases be leased to a related operating business at market rent on arm’s-length terms. Strict rules apply. Futureland does not provide SMSF establishment, tax, credit or financial-product advice.

Your questions, answered.

Can you help before I have chosen a location?

Yes. The first conversation can help clarify your objectives and the trade-offs between locations. A search scope is agreed before work begins.

Do you provide building, legal or tax advice?

Those matters sit with your independent qualified advisers. We can help coordinate the information they need as part of the agreed acquisition process.

How are services and fees agreed?

We discuss your brief first, then confirm the scope, responsibilities and fees before you engage Futureland.
